Dallas Senior Realtors

Buying and selling a home is a big deal for anyone, and the financial and emotional stakes rise as we age. Downsizing an empty nest or moving to assisted living aren’t ordinary real estate deals. Retirement budgets, the need for long-term care, estate planning, or the desire to live abroad can complicate seniors’ real estate transactions. For these reasons, it’s a good idea to find a real estate agent who thoroughly understands your needs, and there are many in Dallas with senior training and experience.

What Is A Senior Realtor?

Some Realtors earn the National Association of Realtors’ Seniors Real Estate Specialist (SRES) designation by taking approved courses in addition to their general real estate training. Others earn the Certified Senior Housing Professional (CSHP) credential offered in many states—including Texas–by the Seniors Real Estate Institute. Some agents earn both designations.

SRES and CSHP agents network with local professionals such as CPAs, attorneys and social workers who are also experienced with the issues facing senior clients and their families. They also have a detailed understanding of senior housing options in the areas they serve.

Who Do Senior Realtors Serve?

SRES and CSHP professionals work with clients age 50 and older, which includes people in the prime of their careers, new retirees, and older seniors concerned with long-term housing and care.

When Should You Seek Out A Senior Real Estate Specialist?

When you’re ready to sell your current home, either to downsize or to relocate to a senior community, you’ll want a Realtor who understands the emotional impact as well as the financial ins and outs. A good senior real estate professional will help you stay within your budget. He or she can help you understand financial instruments you may not have used before, such as a reverse mortgage to tap equity in your current home.

You may want to call an SRES or CSHP even if you’re not planning to move. If you’re not sure where to get help outfitting your home or your parents’ home with things like safety grab bars, stairway chair lifts, and wheelchair ramps, an SRES can point you in the right direction.

Senior Realtors can also coordinate your home sale or purchase with other related tasks. They can refer you to attorneys who specialize in estate planning to protect your spouse and heirs, tax-reduction planning, and real estate contract review.

Where Can You Find A Dallas Senior Realtor Specialist?

You can search the CSHP directory by state to find a dozen Metroplex-area agents, including several based in Dallas. Each member listing includes a link to the agent’s web site.

Key your zip code into the SRES search tool for a list of SRES designees working in your area. For example, a search for 75201 returns 17 SRES Realtors with area firms including Ebby Halliday, Briggs Freeman Sothebys, Dave Perry Miller Real Estate, and Coldwell Banker Residential.

Some of these agents carry additional designations showing that, in addition to senior real estate issues, they’re also trained in areas such as green building, foreclosure and distressed property, military and retired-military relocation, and international real estate.
